Want to work with someone who is responsive,
knows what they are doing, and will "bend over backwards" to meet every
challenge and resolve every problem.
Work with us, we’re a Partner, not a competitor, and
we will provide our very professional services at a much lower cost than
you expect.
We will handle as
much or as little of the management and administrative tasks as you
wish. We can tailor each rental differently to fit yours and your
customer’s needs. Some of the services that we offer are listed below.

Assistance during the rental process.

Attending to tenant check-in and
check-out.

Collection of rent, including
collection of state and county taxes. (This specifically excludes any
costs associated with collections or evictions.)

Taking calls from tenants regarding
problems.

Paying subcontractors engaged by the
owner, or by the Realtor or Ability Mgmt at the direction of the owner,
up to the amount in the owner's account.

Monthly inspections of the property,
visually checking for damage or other problems.

Provide quarterly reports to owner and
Realtor.

Arrange for emergency repairs

Arrange for and monitor results of all
subcontractors not engaged by the tenant for routine regularly occurring
services. This is excludes any repairs, or any modifications, remodeling
or improvements.
Services that are not included the basic
management agreement will be provided at an hourly rate, or by a flat
fee negotiated with the owner.
Finally, we want to stress our absolute
commitment to providing unparalleled Customer
Service to all three sets of customers we will have when we
provide property management services for your rentals: (1) You, the
Realtor, (2) The Homeowner, and (3) the tenant. This is a challenge that
Ability Management will meet and exceed.
