One of the high rise associations that we manage on Gulfshore Boulevard has a need for an onsite Property Manager/Maintenance Manager.

You must have a high level of maintenance/handyman skills. HVAC experience is a plus.
If you do not have a CAM license, you must be capable of passing the CAM test.
Ensures the timely execution of preventative, deferred, and routine maintenance.
You must be able to pass a criminal background check and drug screen test.
You must maintain a clean, neat, professional appearance at all times.
An unfurnished apartment is provided, if you wish to live on site. Living on-site is not a requirement, but you would need to live near enough to respond to after hour emergencies. The community is located near Lowdermilk Park.
You would be on call 24/7.
There will be six paid holidays annually: Christmas, New Years Day, Memorial Day, Fourth of July, Labor Day and Thanksgiving. Allotted annual vacation is two weeks. This is increased to three weeks after five years employment.
The hours for this full time position will be 8-5 Monday through Friday, and 9-Noon on Saturday.
Compensation will be commensurate with the employee's experience and credentials. You would be an employee of Ability Management.
Unfortunately, Ability Management does not offer medical/health insurance.
DUTIES - BUILDING AND GROUNDS
Conduct regular physical inspections of the community and is responsible for the upkeep of buildings, grounds and equipment.
Maintenance of grounds and facilities. (The association has a landscape contractor.)
Maintenance of pool and all common areas.
Repair or replace all damaged, worn, inoperative and defaced equipment.
Do all common area electrical and plumbing work. If such is beyond your ability, contact outside help.
Schedule with elevator Service Company for proper inspection and maintenance.
Keep common areas clean and, where necessary, painted.
Inspect fire extinguishers and other fire control equipment.
Maintain a list of service companies for owners (plumbers, carpenters, electricians, etc.)
Comply with all government operating codes.
Maintain current intercom directory.
Schedule semi-annual inspection of air conditioners, heat pumps and water heaters.
Check unoccupied units every 7 days. Insure the air conditioning is working properly and there are no water leaks. Make sure the water to that unit is turned off. Maintain a record of inspections in each unit.
During hurricane and severe storm warning secure all property and take action to diminish damage.
Keep the shop and storage areas in neat and well organized condition.
Make out a daily work schedule and keep a log of work accomplished.
Keep a record of request for use of Lanai (members only) and guestroom reservations. Include names, dates and down payment.
Place a copy of House Rules on kitchen counter of arriving apartment renters and guests, including relatives.
Tradesmen must sign in and out when members are not in residence.
Keep copies of all unit keys under lock in office.
Report House Rule violations to the Board of Directors.
Assure proper operation of office equipment (telephone, fax, copier, etc.).
Be present in the office from 9 a.m. to 10 a.m. if there are no other conflicts.
Maintain a list of service companies and provide to the residents. List should be updated annually.
Sign for parcels and deliver to units.
